How long does a residential project take?
Twelve to eighteen months for a villa, six to ten for an apartment. Procurement is the largest variable — we plan around it from the first conversation.
Do you work outside Abu Dhabi?
Yes — across the UAE and selectively in the wider Gulf. Site cadence and supervision time are agreed up front.
Can we use our own contractor?
Often, yes. We vet them in advance and agree on programme, snagging, and payment terms before we begin.
What is a typical fee structure?
A fixed design fee scaled to the project, billed in stages, plus a procurement margin disclosed up front. No supplier kickbacks.
Do you handle MEP and structural?
We coordinate with consultants we trust; their fees sit outside ours and are billed transparently.
